Property valuations are based on analysis methods that take into account, for example, the cost of construction, physical, aesthetic and functional depreciation, the surrounding market for the same type of property and even any income generated, if this is the case.

Costs or Replenishment
In the cost or replacement method, to obtain the Market Value, we consider an estimate of the replacement value in new, depreciated according to its physical, aesthetic and functional obsolescence, plus the value of the land and the developer's margin.

The income method is used to value assets with an income component, such as housing or office rents. The asset is associated with the income generated over time, taking into account maintenance and repair costs.
